Rethinking Your Flight Department's 
Hangar Base
The cost to lease hangar space or purchase a hangar facility for business jets at the most popular metro airports across the United States has reached record highs in recent years. These increased costs associated with basing flight departments at increasingly crowded popular airports have become a source of frustration for many aircraft owners.

As this trend continues, more aircraft owners and flights departments should instead consider moving their operations to nearby airports. This could save significant money and even decrease overall travel time.

Real Estate Savings

 

The cost to lease or purchase hangars varies dramatically among airports, even when those airports are relatively close to one another. Relocating aircraft from a popular metro airport to a nearby airport can save aircraft owners millions of dollars over time. 

For example, some of the highest cost hangars in the country are at airports such as White Plains, NY (HPN), Teterboro, NJ (TEB), Seattle, WA (BFI), San Jose, CA (SJC) and Van Nuys, CA (VNY). There are legitimate alternative airports (i.e., comparable runway length, amenities, etc.) to each of these in close proximity where hangar lease rates or purchase options are one-half to two-thirds less expensive. Here is an illustration of what this can look like:
  • Leasing hangar space for two Gulfstream 650s at Westchester County Airport in White Plains, New York, or approximately 20,000 SF of hangar space, at $65/SF/Year = $1.3 million/year
vs.
  • Leasing hangar space for two Gulfstream 650s at Republic Airport on Long Island, New York, or approximately 20,000 SF of hangar space, at $25/SF/Year = $500,000/year (For example see build-to suit hangar opportunity for 10,000-60,000 SF hangars at Republic Airport here:  Republic_Airport_Farmingdale_Hangar_final.pdf
This is a savings of approximately $700,000 per year. Or, over a 10-year period a $7 million dollar savings.

 

Fuel Savings

 

Aircraft owners can also enjoy significant savings on the into-plane fuel cost, (also known in the FBO industry as the "ITP"), by basing their aircraft at a different airport. The ITP varies dramatically based on the popularity of the airport, with the price differential ranging from around $1 to $2 per gallon. Accordingly, for a flight department burning 200,000 gallons per year (a reasonable expected burn rate for two Gulfstream 650s), the fuel savings could be as much as $200,000 a year based on location alone.

 

Cost of Repositioning

 

Of course, this savings is reduced by the aircraft repositioning cost if the owner desires to continue being picked up at another airport, such as White Plains in the example above. Any decision to move to a nearby location must take into account the costs associated with this repositioning. Assuming that the cost of operating a Gulfstream 650 ranges from $4,400 to 4,900/hour, a 15-minute repositioning flight would run about around $1,200 (note that it is actually more like a 5-minute flight from FRG to HPN). Accordingly, if the aircraft needs to be repositioned to pick up the owner once a week in this scenario the increased cost would be $2,326 per week, or $120,952 per year, per G-650.

 

Overall Savings

 

Even with the increased cost of repositioning the aircraft, the savings are still dramatic in this scenario:
  • Real estate savings plus potential fuel savings based on 200,000 gallons purchased per year = $1.5 million per year
  • Minus hypothetical yearly repositioning cost of $241,904 (two G-650s)
  • Total savings of $1,258,096 per year

Other advantages of an alternative hangar base

The scenario above contemplates the owner desiring to be picked up at a different airport than the aircraft's home base each time, but in many instances this may not even be necessary. For example, in the scenario provided above, aircraft owners who frequent their offices in New York City can utilize a helicopter to reach Republic Airport in just 14 minutes. Since there are not long taxi-wait times such as at White Plains and Teterboro airports, where taxi wait times can often reach 45 minutes, aircraft owners can actually significantly cut their total travel time by basing their aircraft at Republic Airport and getting there by helicopter from NYC.

Further, increased drive times can be non-material. For example, for aircraft owners residing in the Los Angeles area, it may only be only be a few extra minutes to reach the Camarillo Airport instead of the Van Nuys Airport. In the Seattle area, it may only take an extra few minutes to reach Paine Field instead of Boeing Field, depending on traffic/time of day. And around Silicon Valley it can take a similar amount of time to reach the Hayward Executive Airport instead of the San Jose Airport. These nearby airports could offer aircraft owners an opportunity to lease hangar space at around half the cost, or even an opportunity to purchase a hangar facility for themselves .

Conclusion

 

Aircraft owners can save a significant amount of money by choosing an alternative airport to base their aircraft. A number of large flight departments have already seen the value in doing so, while others have been slower to make the change. Ultimately, rethinking the aircraft base of operations can save substantial amounts of money over time, and without the perceived inconvenience.

This is PRELIMINARY NOTICE that the Spokane Airport Board will issue a Request For Proposals for development of a commercial hangar site at Felts Field Airport (KSFF).

The continually evolving public health directives surrounding COVID-19 may necessitate revising the planned schedule, but as of today, April 1, the timetable is as shown here:

EXPECTED DATES
April 8 - RFP Release
May 28 - Proposal Submission Deadline

The RFP is for the parcel circled above, adjacent to the air traffic control tower. The structure shown has been razed and is the site of the future Building 14 commercial hangar redevelopment. 

Additional details, documents, and maps will be made available on the Felts Field website when the RFP Release Date has been finalized.
