Development Opportunities at Chennault Park
LA – Chennault Park at Chennault International Airport (CWF) in Lake Charles, Louisiana, is situated in one of the fastest-growing metro areas in the country with nearby access to rail, interstate highways, and a deepwater port. Its central Gulf Coast location provides strategic access to a large region of the southern U.S. It is currently home to tenants such as aerospace and defense contractor Northrop Grumman, VIP/VVIP and MRO provider Citadel Completions, aircraft refinisher, Landlocked Aviation Services, and Million Air provides FBO services on the field. The existing infrastructure, low lease and utility costs, financial incentives, and plentiful room for expansion make the park an attractive place for new development.
Numerous opportunities are currently available and include several massive hangars totaling 1.5 million SF of hangar/office/flex space, 100 acres of serviceable concrete, and 15 LED-certified sites on 900 acres of developable land. The airport’s 10,700′ x 200′ runway will accommodate the largest aircraft in the fleet, and its accredited contract air traffic control tower, 24/7 security, and fire protection provide additional benefits for tenants. The airport is within a Foreign Trade Zone which provides numerous financial and operational advantages. Other incentives are provided by its location in an Enterprise Zone, a Louisiana Angel Investor tax credit program, local industrial tax exemptions, and R&D tax credits. There is also a Restoration Tax Abatement for the rehabilitation of existing structures as well as a Small Business Loan and Guarantee Program.
