New Aviation Community in the Sequatchie Valley TN – The Fields
TN – If you’re looking for a new fly-in community, check out The Fields, located in the Sequatchie Valley, near the Tennessee River and Alabama border. The Sequatchie Valley is a straight-line, narrow divide between Walden’s Ridge and the Cumberland Plateau. In the heart of the Sequatchie Valley is Dunlap, which was established in 1858. In 1899, the area’s first coal mine opened on Fredonia Mountain. More mines opened, and they operated until 1996. Of course, today, the area is known for more than just coal mines. It’s home to beautiful scenery, hang gliding, outdoor adventures, shopping and dining.
APN: “What is the history of the airpark?”
The Fields was established in 2022 by Flying, which is a media company that specializes in general aviation. The Fields is slated to be a luxury, fly-in residential community and resort between Dunlap and Pikeville, TN. It’s being built on 1,500 acres and will feature a 4,200-foot-long runway that’s 75 feet wide. It’s being billed as uncontrolled airspace with unrestricted adventure. The property is slated to be developed in 4 phases. Once the property is complete, it will have a total of 800 homes, 180 vacation rentals, 35 hangars and a resort center dedicated to outdoor adventures.
APN: “What is the community like now?”
The Fields aviation community will have a private airport. The hangar community is slated to open in 2023. Eventually, it will contain a 4,000-foot asphalt runway with taxiways that weave their way through the community and connect some home sites directly to the runway. Overnight parking will be allowed and members of the community will have access to discounted fuel and a clubhouse. The community center and clubhouse will feature a patio, spa, sport court, gym, bowling alley, event center, golf simulator and a pool that overlooks the runway. The Fields is located in an unincorporated area in uncontrolled, Class G, airspace. Homes and businesses on the property will have access to water, electricity and fiber optic cable for gig Internet. The sewage system is slated to be a drip system, essentially giving the community its own small sewage and wastewater plant. The adventurous aviation community is designed to cater to entrepreneurs and professionals who can live and work anywhere they choose and are looking to own property and live with their airplanes in TN because the state doesn’t have a state income tax or capital gains tax. In fact, Bledsoe County offers the lowest taxes in the state of Tennessee. It’s estimated that a 4,000-square-foot house with a value of 1 million dollars is estimated to only cost $4,700 a year in taxes.
APN: “What types of airplanes call the community home?”
The Fields will cater to business professionals and entrepreneurs. The assumption is that it will host single-engine and multi-engine piston and turboprop aircraft. With a runway length of 4,000 feet, it’ll also be possible for smaller private jets to depart and land.
APN: “What makes the community unique from other airparks?”
The Fields is a brand-new private aviation community in the Sequatchie Valley. Once it’s complete, it’ll contain the only paved runway within 30 miles. The community is located in an unincorporated area inside Class G airspace. This means that the land is essentially un-zoned, and the airspace is uncontrolled. The area offers low taxes and plenty to do. Residents and visitors can enjoy off-roading, flying, hang-gliding, paragliding, horseback riding, backcountry flying, hiking, rock climbing, boating, mountain biking, hunting, fishing and kayaking. The community will also have adventure rope trails. Phase 1 Phase 1 involves the creation of 60-foot wide taxiways, two turf runways, a members-only flight club and members-only fueling for discount fill-ups. It will offer overnight parking, fine dining, an organic grocery store, wine bar, 8 commercial lots and a community center and clubhouse. Phase 2 Phase two involves the development of 340 single-family home sites situated on 1-acre lots. Some of those homes will feature hangars that range in size from 1,500 to 4,000 square feet. An equestrian park with stables and an event center will be built and several outdoor activity areas will be developed for hiking, rock climbing, paddle sports, paintball, fly fishing and more. Phase 3 Phase 3 involves the construction of a boutique hotel with villas, a luxury spa and wellness center and a brewery and vineyard. Phase 4 Phase 4 will see the creation of 225 home sites that overlook the valley as well as a high point restaurant and event center.
