Booming Demand for Hangar Development at Chandler Municipal Airport

AZ – A lack of hangar space at the Chandler Municipal Airport has led to safety issues for the airport. According to the Airport Manager Ryan Reeves he sent one of his employees out to make sure all aircraft were tied down properly before a violent storm was approaching. Ensuring that these aircraft are properly tied down at this airport is vital to prevent damage to the aircraft or nearby property due to high winds and a lack of hanger space.

The issue has raised concern now with the city which has since moved to address the issue. The airport has about 100 acres of available land to develop within the airport’s fenced boundary. Chandler Air Services, a currently fixed base operator at the airport is one of three companies that will be moving forward with a bidding process on a 1.6-acre site north of the airport terminal. This location used to be a House Venture Aviation and the bid from Chandler Air Services was accepted for this parcel.

Mathew, the CEO of GateOne, which acquired Chandler Air Services said that there currently is a 50,000 Square feet hangar at the airport but it’s not big enough to accommodate larger aircraft. The city council approved on Aug. 18th, that Chandler Air Services will demolish the old Venture Aviation Hangar and replace it with a new 14,400 square foot hangar with tall doors to accommodate larger aircraft that need hangar space. This space will be able to accommodate six medium-sized plants at once. The cost will be as follows, $3,642 monthly rent once the building is occupied. The developer will pay 15% of that cost or $253.50/month during the construction and site removal process of the construction phases. The term of the lease is 20 years with two 10-year options to renew.

The airport manager stated that there is high demand for this hangar space, and he believes many of the pilots that frequent the airport have been storing the aircraft at nearby airports due to this lack of space. Reeves states that “they were unable to build because they were going through a master plan adoption,” for this reason all new construction on the airport was put on hold until the master plan was completed in March 2021.
