Falcon Field Hangar Project Will Ease Space Shortage
The massive ±394,000 SF development known as Mesa Hangars will go a long way toward relieving the current shortage of hangar spaces at Falcon Field Airport (FFZ) in Mesa, Arizona. Phase I of the project, comprising three buildings containing ±150,900 SF of mixed-use hangar bays and ±41,110 SF of office suites, has been completed and fully leased, according to Stephanie Lanman, Leading Edge Real Estate, the leasing broker. Phase II is currently under construction and will add three more buildings with more than ±201,000 SF of hangar bays and offices.
The $65 million development, including the ramp area, occupies 23 acres on the northwest corner of the airport and is privately built by Davcon Aviation, LLC and Mesa Hangar, LLC. The 50 individual hangar bays range from 3,600 to 14,400 SF, with door heights from 22 to 28 feet to accommodate the largest business jets. Standard hangar features include NFR air conditioning, R-21 insulated hangar door and walls, seamless epoxy floor, high-volume low-speed (HVLS) fan system, overhead LED lighting, and foam fire suppression. The facility has an on-site fuel farm with Jet-A and AvGas available, external security cameras, ample vehicle parking, and will have an on-site FBO (brand TBD).
The six buildings are energy-efficient, solar-powered, and sustainably built with R-38 insulated ceilings, highly reflective roofs, and electric car charging ports. Tenants can customize their space before finishing and potential uses for the high-tech spaces, including FBO operations, corporate flight operations, helicopter operations, aircraft maintenance, light aviation manufacturing, and aerospace uses. Falcon Field was recently designated an “opportunity zone” by the U.S. Treasury, where new investments can be eligible for preferential tax treatment to spur economic development and job creation. Tenants may use opportunity zone funds for improvements or other capital needs in leased space and are encouraged to apply for the funding.
Falcon Field was founded in 1941 as a training facility for Royal Air Force pilots. While it does not have commercial service, it is now the fifth-busiest general aviation airport in the country, with ±800 operations daily and ±300,000 per year.
