Premier Hangar-Office Facility to be Sold at Auction
A property consisting of two hangar-office buildings on an 11.2 acre leasehold at Spirit of St. Louis Airport (SUS) in St. Louis, Missouri, will be sold at auction on Friday, August 20, 2021, at 12:00 PM CDT. The auction will be conducted both onsite and online. The property is being offered by Williams & Williams of Tulsa, Oklahoma.
The two hangars contain a total of 80,104 SF. Hangar 1 has a 28,944 SF (170’ x 170’) bay with two sliding doors 65’ W x 27’ H and 85’ W x 27’ H and a Viking VK302 sprinkler system. It also includes 24,710 SF of high-end offices with a reception area, executive offices, conference rooms, pilot lounge, kitchen, exercise rooms and showers. Hangar 2 contains 26,450 SF (115’ x 230’) with a 170’ W x 28’ H sliding door and can accommodate up to Gulfstream V/VI, with a foam fire suppression system.
Public Inspections will be held on July 23 and July 30 from 10 am to 2 pm CDT, or by appointment (call 800-801-8003). Interested parties must submit a Qualified Bidder Package to be approved by the airport.

Revision of Hangar Fire Protection Standards Approved
As we discussed previously (HN, September 2019), the National Air Transport Association (NATA) has advocated for revisions to the National Fire Protection Association (NFPA) requirements for aircraft hangar fire protection systems to a risk-based approach. Existing standards are based on physical characteristics such as hangar size, type, and construction materials without considering the risks of various operations inside hangars (i.e. what is actually performed inside the hangar).
The NFPA took the recommendations to heart: their Technical Committee on Airport Facilities recently voted to approve revisions to the NFPA 409 Standards, which now call for establishing a risk-based process for defining hangar fire protection requirements. The new standards also exempt Group II hangars from the foam system requirements currently in the NFPA 409. Group II hangars are the typical business aviation and corporate flight department hangars between 12,500 and 40,000 sq ft where no hazardous operations are performed and the fuel-spill fire risk is extremely low. This exemption is welcome news to all business and corporate flight operations who are considering building new hangars.
Unless NFPA members submit written objections, the revisions will be ratified at the NFPA’s next annual meeting in June 2022.
