Southern Maine Airport Available as Investment/Development Opportunity

ME – The private owner of the public use Limington-Harmon Airport (63B) in Limington, Maine, is retiring after several decades and has put the airport up for sale. The 43-acre property has been maintained and operated as a business and is on the market at a list price of $2.5 million. The airfield has a 2,973×50-foot asphalt runway in fair condition, a 6,600 SF office building of which 4,800 SF is leased, two 14,520 SF hangars, multiple smaller hangars, and two outbuildings totaling more than 30,000 SF, all of which are fully leased. A 2,100 SF restaurant on the entrance road is also fully leased and operates as Sebago’s Station Four at the Runway. Rental income from tenants is at nearly 100% occupancy, excluding the space used for airport office activities, and there are multiple pad sites and additional land available for further development.

The most recent information from airnav.com indicates 70-based aircraft with 100LL fuel available 24/7 with sales in excess of $35,000 per year. The runway is currently not long enough to accommodate jet aircraft, but there is potential to lengthen it for that purpose. Some improvements and upgrades could also be made to the pavement, lighting system, and markings, and no published instrument procedures are available. The airport is located in a rural area surrounded by numerous lakes 30 miles west of Portland and about a 2-hour drive north of Boston.
